Module

Source of Funds & Source of Wealth Documentation

Document the origin of funds in a structured, defensible way — without chasing email attachments.

PropComply guides buyers and sellers through a structured journey to document the source of funds (SoF) and, when relevant, the source of wealth (SoW) for a Spanish real estate transaction. The module captures supporting evidence — payslips, sale contracts, dividend statements, inheritance documents — and links each fund flow to the underlying source, producing a record aligned with Ley 10/2010 and SEPBLAC expectations.

    How it works

    Step-by-step

    1. 1

      Determine SoF depth

The depth of SoF/SoW documentation is set by the client's risk classification and the nature of the transaction.

    2. 2

      Collect structured evidence

The client uploads category-by-category supporting evidence through a guided journey.

    3. 3

      Link evidence to fund flows

Each amount on the file is linked to its underlying source so the audit trail is unambiguous.

    4. 4

      Review and approve

The obliged subject reviews the SoF file, requests clarifications if needed, and approves it before completion.

    FAQ

    Frequently Asked Questions

    When is source-of-funds documentation required?

Articles 11 and 12 of Ley 10/2010 require obliged subjects to understand the purpose and nature of the relationship and, where appropriate, the origin of the funds used in the transaction — including in real estate.

What is the difference between source of funds and source of wealth?

Source of funds is the origin of the specific money used for the transaction. Source of wealth is the broader origin of a client's accumulated assets. SoW is typically required for high-risk clients and PEPs.
